The Best Areas to Live in Palma de Mallorca
From the Old Town to Portixol, every neighbourhood has its own distinct character. This is our honest guide to choosing the area that best matches what you are looking for.
Palma concentrates the largest real estate offering in Mallorca and presents very different profiles depending on the neighbourhood. From the historic old town with its medieval architecture to peaceful residential developments with sea views. This is our honest guide, based on years of experience knowing the local market.
Casco Antiguo / Centre
The historic heart of Palma, home to the Cathedral, 16th-century palaces and cobbled alleyways. Demand is high and so are prices: renovated apartments easily reach 5.000–8.000 €/m². Ideal for tourist rental investment or premium residency. Drawbacks: noise, restricted mobility and limited parking availability.
Santa Catalina
The most vibrant neighbourhood in Palma. A former fishing quarter transformed into a hub of restaurants, designer shops and nightlife. Highly sought after by young professionals and foreign buyers. Prices: 4.000–6.500 €/m². High turnover of renovated apartments and strong liquidity if you decide to sell.
Son Espanyolet / Blanquerna
A quiet residential area very close to the centre, without the noise of Santa Catalina. Good supply of family apartments with 3 bedrooms, parking and a lift. More moderate prices: 3.000–4.500 €/m². Popular among local families and first-time buyers who want quality without paying prime-zone prices.
El Terreno / Génova
An elevated area with sea views and a peaceful atmosphere. A mix of villas, apartments and houses with gardens. Very popular among established foreign residents. Prices vary considerably depending on the views: 3.500–6.000 €/m². If you have a car and value tranquillity, this is one of the best options.
Portixol / Molinar
The neighbourhood of the moment. A former mariners' quarter by the sea, undergoing rapid gentrification. Prices have risen quickly: 4.500–7.000 €/m² for renovated apartments with harbour views. Highly sought after by buyers who want peace and proximity to the sea without straying far from Palma. Strong appreciation in recent years.
Son Sardina / Establiments
Peri-urban areas offering houses and detached properties at more moderate prices. For those who prioritise space and nature over proximity to the centre. Good road connections. Prices: 2.500–4.000 €/m². Houses with a garden and private pool available at prices that would be unthinkable in the city centre.
How to Choose Your Area?
It depends on your priorities:
- For tourist investment: Casco Antiguo, Santa Catalina
- For a peaceful family residence: Son Espanyolet, Génova
- For a seaside lifestyle: Portixol, Molinar
- For more space and nature: Son Sardina, Establiments
2025 Trends
The Palma market continues to see demand outstripping supply across almost all segments. The neighbourhoods showing the strongest appreciation are Portixol, Son Espanyolet and the areas bordering Santa Catalina. The available stock of quality renovated apartments is scarce — those that come to market at the right price sell within weeks.
